So the season opens with a fairly big bang, on the later Easter vacations and the club openings being bought forward, but the follow through has been a little more muted, at least for May.
Under the hood there is much goings on and about, as the island continues as ever to adapt, evolve and experiment.
The market has been busy with some new names appearing, some legendary disappearing, and much expectation around the opening of the UNVRS club on the old Ku/Privilege site. This will definitely be, a before and after for the sector, with changes, challenges and new opportunities.
Diversity is the spice of life, and we are widening the range of experiences and events, which make Ibiza so special.
Overall the real estate market in the higher end seems to be consolidating with some pressure on real prices. We expect to see some weakness over the coming quarters and an increase in inventory. Investor interest in the hospitality space is still robust, with scarcity of product supporting high valuation, but selectivity is increasing.

Hotels News – Last season for the Hard Rock Hotel Ibiza before rebrand

The Hard Rock Hotel in Playa d’en Bossa, Ibiza, will undergo a major transformation following the 2025 season, as it departs from the Hard Rock brand. Beginning in 2026, the property will be rebranded as The Site and managed independently by Palladium Hotel Group. This strategic shift aims to eliminate licensing fees and introduce a new luxury concept that emphasizes exclusivity, innovation, and local character. While retaining its five-star status, the hotel will see significant renovations, including updated facilities, refined entertainment, elevated dining, and enhanced wellness offerings.

Bonito Ibiza to Open in San Antonio Bay in June 2025
Bonito Ibiza, a new lifestyle hotel from NCalma Hotels, will open in San Antonio Bay in June 2025 in collaboration with O Beach Ibiza. Featuring 252 stylish rooms, the adults-focused hotel blends laid-back luxury with playful design, offering multiple pools, rooftop dining, and panoramic sea views.
Guests can expect lively DJ sets, a rooftop Mexican restaurant, spa services, and exclusive suites like the top-floor Eclipse. With curated experiences, from yacht charters to wellness treatments, Bonito Ibiza aims to deliver an effortless and vibrant island escape
Real Estate News – N Residences launched

A new residential development in Ibiza promoted by a Turkish group whose promotional face is the restaurateur Salt Bae.
Comprising 51 residences, the project has been designed to maximize natural light and capitalize on views of the Mediterranean, Ibiza’s marina, and the historic Dalt Vila. Floor-to-ceiling windows and expansive terraces ensure that the outdoor environment is a central feature of each home.
The development includes:
* 18 one-bedroom apartments, each with terraces ranging from 21 to 31 square meters
* 27 two-bedroom apartments, with terraces from 16 to 57 square meters
* 6 two-level penthouses, featuring expansive terraces between 137 and 201 square meters
All units come with private parking, and the penthouses are allocated two spaces each. Prices start at €930,000 up to €3,720,000.

Hotels News – Hotusa opens send hotel in Ibiza the Puerto de Ibiza

Eurostars Hotel Company, the hotel division of the Hotusa Group, is strengthening its presence in the Balearic Islands with the addition of a new gem to its portfolio: the Puerto Ibiza Hotel, soon to be rebranded as Eurostars Puerto de Ibiza 4*.
This marks Eurostars’ second establishment on the island, where it has successfully operated Eurostars Ibiza for several years. Beginning March 3, the newly acquired hotel—formerly known as Puerto Ibiza Hotel & Spa—will begin operations under Eurostars’ management on a lease basis.
Located in the es Pratet neighborhood, just steps from the Ibiza port, the hotel boasts 229 rooms and suites. Guests can enjoy a full range of amenities, including a modern spa, well-equipped gym, and inviting dining spaces. Open year-round, the property is designed to cater to both leisure travelers and business guests.

Summary: Resolution on Acquiring Tourist Accommodation Spaces in Ibiza
This resolution sets the rules for acquiring tourist places (beds/units) from temporary bourse on the island of Ibiza. It applies to anyone looking to start or expand a tourism business, either in tourist accommodations or homes marketed for tourist stays.
- Decree Law 4/2025 created two temporary bourses of tourist places per island:
- For tourist establishments (e.g. hotels)
- For private homes offering tourist stays
- These bourses are available until the Ibiza Island Council completes a study on the island’s tourism capacity (as part of the PIAT plan).
- Who Can Apply:
Individuals or legal entities intending to start or expand tourist activities on Ibiza. - Management:
The bourses are managed by the Tourism Planning Section of the Department of Territorial Management. - Available Places:
- The bourses are made up of places deregistered voluntarily, permanently, or automatically.
- Listings of available places and application statuses are published online for transparency (non-binding).
- Standardized form (available online)
- Proof of occupancy
- Compliance with zoning and land-use rules (especially for residential areas)
- Proof of payment
- Declaration of start (for new activities) or prior notification (for expansions)
- Pricing Set by a previously established ordinance
- Payment is mandatory before allocation
- No refunds if declaration is invalid under certain legal conditions
- If a property closes voluntarily and meets the criteria, its tourist places can be reassigned to another party
- If conditions are not met (e.g., property was inactive or declaration was false), the places revert to the bourse
- If the applicant fails to meet legal requirements after acquiring places, the registration can be cancelled
- Spaces are lost (revert to the bourse), and payment is not refunded unless an exception is granted
- Possible sanctions may apply
Applies from the day after publication in the Official Gazette of the Balearic Islands and remains in force until the tourist capacity study is completed.

On Friday, May 30, Ibiza’s nightlife scene reached new heights with the grand opening of [UNVRS], the island’s most anticipated new club. Thousands of music lovers from around the globe gathered for a night that marked a bold new chapter in club culture.
Created by The Night League—the team behind Ushuaïa and Hï Ibiza—[UNVRS] blends high-concept design with deep cultural roots. Soho House Unveils Upgraded Cas Gasi Estate in Ibiza
Soho House has unveiled a reimagined version of Cas Gasi, transforming the original finca into a stylish new outpost in Ibiza. Rather than constructing from scratch, the members’ club opted to enhance the existing property, blending the rustic charm of the estate with the signature Soho House aesthetic.
The revamped site features 14 bedrooms designed in a lighter, more relaxed tone—think less velvet, more raffia and vibrant color palettes. Two standalone villas on the grounds offer flexible accommodations, available either as entire rentals or by individual room.
